When leasing space in our urban shopping centres, the ECE creates a specially tailored concept for each location regarding branch and tenant mix. The retail businesses in the shopping centre – from entrepreneurial start-up to internationally recognised brand – are selected to enhance the diversity of offerings in the city and act as a new magnet for visitors, both local and international. This concept is continuously monitored and developed to keep up with current changes in retail.
An important component of the ECE concept is our differentiated leasing system. Obviously a grocery store cannot afford to pay as much as a jeweller. That’s why our leasing partners pay branch-specific rents based upon the sustainability of shops in each sector. Private owners and real estate brokers generally try to charge the highest possible rent for their commercial premises. The negative consequence of this is that entire branches of business disappear from the inner-city. We work against this trend.
